.:ARDMORE:.This house was an existing 3 story house, with kitchen, LR, DR, 2 bedrooms and 3 baths. Renovation was a whole house remodel with a new kitchen, large family room, a downstairs entertainment area with access to a rear deck, and the 3 rd floor was a renovated Master Bedroom, Master Bath, and an additional bedroom and bath. Total remodel was over $250,000. This house remodel was an engineering feat because the lower floor support system was the central structural load point for all three floors, and the load point was a mere 2 2”x4” wood studs nailed together! The 2 nd floor ceiling joist system did not have adequate structural headers and required that the 2” floor level deflection be corrected to prevent the house framing system from total collapse. This structural deficiency was discovered during renovation and required steel I-beams to be installed on the 1 st & 2 nd floor, with new framing construction to correct the un level floors, all hidden below the ceiling sheetrock! The whole house remodel constituted all new electrical, new plumbing, with custom cabinets, granite countertops, and solid cherry plank floors. A new fireplace and 2 french doors were installed in the Family Room with wrought iron balconies.
