.:8TH STREET:. This house was completed in 2004 as a whole house remodel. The original floor plan was 1,600 square foot, single story, with 2 bedrooms, 1 bath, kitchen, living room, and dinning room, built around 1910. The remodel of this house provided a two story construction that included on the 2 nd floor, a new master suite, with a master bathroom, upstairs laundry room, a 2 nd bedroom and bath, and a full attic for additional storage. The 1 st floor remodel encompassed renovation of the kitchen and a full restoration of the existing 1st floor. Total remodel cost was $550,000. The intent for this renovation and remodel was to restore the original interior and exterior aspects of the original house so as to minimize the impact of a remodelled house in a historic neighbourhood. The 2 nd story addition faithfully copied all the craftsman finishes which included hand tailored custom rafter tails with exposed T & G decking, and traditional lap siding typical for Midtown Atlanta house styles. The additional 1,600 square foot 2 nd story as a result, is indiscernible from the original and does not indicate that a whole house remodel had occurred. The kitchen remodel comprised the exterior and interior demolition of the rear portion of the house, and new framing for walls and floors were added to provide for additional weight and new door & window openings. A stone floor was installed, as well as a new fireplace and kitchen hearth finished in tile and brick. The renovation of the kitchen incorporated the construction of a stair case to the 2 nd floor. The 2 nd floor construction required significant engineering to transfer the 2 nd story without imposing alterations to the original living room, dining room, and front parlour. The result of this renovation was the impressive kitchen and den design which flowed effortlessly from the original dinning room without an apparent break from new construction to old construction. The restoration of the original front portion of the 1 st floor ties in perfectly with the interior renovation and the exterior restoration and represents a true craftsman style house.
